GENERAL PROVISIONS<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 1 \u2013 SUBJECT MATTER <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">These General Terms and Conditions govern the business relationship between Uredski centar veris Ltd. (&#8220;Broker&#8221;) and any natural or legal person (&#8220;Client&#8221;) entering into a Real Estate Brokerage Agreement with the Broker.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 2 \u2013 APPLICABLE LAW <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">These General Terms and Conditions are issued in accordance with the Croatian Real Estate Brokerage Act, the Civil Obligations Act, anti-money laundering legislation and applicable data protection regulations. <\/p>\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 3 \u2013 DEFINITIONS <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The terms used in these General Terms and Conditions have the following meanings:<\/p>\n\n<p class=\"wp-block-paragraph\">Broker \u2013 Uredski centar veris Ltd.<\/p>\n\n<p class=\"wp-block-paragraph\">Client \u2013 any natural or legal person who concludes a written brokerage agreement with the Broker.<\/p>\n\n<p class=\"wp-block-paragraph\">Third Party \u2013 a person introduced by the Broker to the Client for the purpose of negotiating a transaction involving real estate.<\/p>\n\n<p class=\"wp-block-paragraph\">Property \u2013 any land, residential, commercial or other real property.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 4 \u2013 BROKER&#8217;S SERVICES<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Broker shall undertake activities aimed at introducing the Client to third parties and facilitating the conclusion of a sale, purchase, exchange, lease or rental agreement.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 5 \u2013 BROKER&#8217;S OBLIGATIONS<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Broker shall:<\/p>\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li>review available property documentation;<\/li>\n\n\n\n<li>verify available ownership information;<\/li>\n\n\n\n<li>market and advertise the property;<\/li>\n\n\n\n<li>organize and conduct viewings;<\/li>\n\n\n\n<li>assist in negotiations;<\/li>\n\n\n\n<li>inform the Client of relevant circumstances;<\/li>\n\n\n\n<li>coordinate the preparation of legal documentation through authorized professionals;<\/li>\n\n\n\n<li>assist during property handover;<\/li>\n\n\n\n<li>protect confidential information and personal data;<\/li>\n\n\n\n<li>act with due professional care.<\/li>\n<\/ol>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 6 \u2013 PROFESSIONAL LIABILITY INSURANCE<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Broker maintains professional liability insurance in accordance with applicable law.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 7 \u2013 CLIENT&#8217;S OBLIGATIONS<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Client shall:<\/p>\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li>provide accurate information;<\/li>\n\n\n\n<li>submit available documentation;<\/li>\n\n\n\n<li>disclose known defects or encumbrances;<\/li>\n\n\n\n<li>allow property viewings;<\/li>\n\n\n\n<li>notify the Broker of any status changes;<\/li>\n\n\n\n<li>pay the agreed brokerage fee.<\/li>\n<\/ol>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 8 \u2013 AML COMPLIANCE<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Client shall provide identification and other documentation required for compliance with anti-money laundering and counter-terrorist financing regulations. <\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 9 \u2013 BROKERAGE FEE<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Broker becomes entitled to the brokerage fee upon conclusion of the transaction for which brokerage services were provided.<\/p>\n\n<p class=\"wp-block-paragraph\">Payment is due within three (3) days of signing the principal agreement.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 10 \u2013 FEE SCHEDULE<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The brokerage fee is determined by the applicable Price List and the Brokerage Agreement.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Sale and Purchase Transactions<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>3% of the agreed purchase price + VAT<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\"><strong>Leasing and Renting<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>up to 3 years: 100% of one monthly rent + VAT<\/li>\n\n\n\n<li>over 3 years: 150% of one monthly rent + VAT<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211;<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 11 \u2013 REPRESENTATION OF BOTH PARTIES<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Broker may act for both parties only if separate brokerage agreements have been concluded with each party. <\/p>\n\n<p class=\"wp-block-paragraph\">A brokerage fee may only be charged to a party that has entered into a brokerage agreement with the Broker. <\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 12 \u2013 PROTECTION OF THE BROKER<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">If, within 12 months following termination of the brokerage agreement, the Client concludes a transaction with a party introduced by the Broker, the agreed brokerage fee shall remain payable.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 13 \u2013 DATA PROTECTION<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The Broker shall process personal data solely for contractual and legal purposes and in accordance with GDPR and applicable legislation.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 14 \u2013 DISPUTE RESOLUTION<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Parties shall attempt to resolve disputes amicably.<\/p>\n\n<p class=\"wp-block-paragraph\">Failing such resolution, the competent court in Zagreb, Croatia, shall have jurisdiction.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p class=\"wp-block-paragraph\"><strong>&#8211; <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>ARTICLE 15 \u2013 EFFECTIVE DATE<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">These General Terms and Conditions enter into force on <strong>11 July 2026. <\/strong> and apply to all brokerage agreements concluded after that date.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>UREDSKI CENTAR VERIS Ltd.
