UREDSKI CENTAR VERIS Ltd.
Effective from: 15 October 2025
This Price List forms an integral part of the Real Estate Brokerage Agreement concluded between Uredski centar veris Ltd., Zagreb, Croatia (hereinafter: the “Broker”) and the Client.
All fees stated in this Price List are exclusive of Value Added Tax (VAT) and shall be increased by VAT in accordance with the applicable legislation of the Republic of Croatia.
The amount of the brokerage fee shall be determined by the Brokerage Agreement, in accordance with this Price List, the General Terms and Conditions, and the Croatian Real Estate Brokerage Act.
I. BROKERAGE FEES
Property Sale Brokerage
Where the Seller is the Broker’s Client:
Brokerage Fee:
- 3% of the agreed purchase price
Property Purchase Brokerage
Where the Buyer is the Broker’s Client:
Brokerage Fee:
- 3% of the agreed purchase price
Letting and Leasing Brokerage (Landlord)
Where the Landlord is the Broker’s Client:
- lease term up to 3 years: 100% of one monthly rent
- lease term exceeding 3 years: 150% of one monthly rent
Letting and Leasing Brokerage (Tenant)
Where the Tenant is the Broker’s Client:
- lease term up to 3 years: 100% of one monthly rent
- lease term exceeding 3 years: 150% of one monthly rent
II. SERVICES INCLUDED IN THE BROKERAGE FEE
The brokerage fee includes standard brokerage services, including:
- identifying and introducing potential contracting parties;
- property marketing and advertising;
- arranging and conducting property viewings;
- communication with interested buyers, tenants or other parties;
- participation in negotiations;
- reviewing available ownership documentation;
- informing the Client about relevant circumstances affecting the transaction;
- coordinating the preparation of sale and lease agreements;
- assisting with property handover procedures;
- maintaining confidentiality and data protection in accordance with GDPR;
- acting with due professional care and diligence.
III. INTERMEDIATION FOR BOTH PARTIES
The Broker may act for both parties only if separate brokerage agreements have been concluded with each party.
A brokerage fee may only be charged to a party that has entered into a brokerage agreement with the Broker.
Buying and Selling
If the Broker has concluded a brokerage agreement with both the buyer and the seller, each party shall pay the brokerage fee in accordance with the terms of its respective brokerage agreement.
Leasing and Renting
If both the landlord and the tenant, or the lessor and the lessee, are clients of the Broker, each party shall pay the brokerage fee in accordance with its own brokerage agreement.
IV. ADDITIONAL SERVICES

Upon Client request, the Broker may organize or coordinate:
- property valuation services;
- energy performance certificates;
- geodetic surveys;
- architectural and design services;
- legal and tax advisory services;
- financing assistance;
- property management services;
- other professional services according to Client requirements.
Costs of lawyers, notaries, court fees, taxes, banks, valuers, surveyors, translators and other professionals are not included in the brokerage fee unless otherwise agreed.
